Two real, currently under-way projects are worth separating: Minor Hotels rebranding an existing resort to Avani, and Bound and Beyond building an entirely new tented resort under its new KAIA brand. They're different kinds of signal, and neither changes the fundamentals of due diligence — but both are evidence that operators who could open anywhere are choosing Phangan specifically.
Two different projects, two different signals
- Avani Koh Phangan is a rebrand, not new construction. The 63-key beachfront resort on Thong Nai Pan Noi currently operates as Buri Rasa Village Phangan, owned by Rasa Group. Minor Hotels took over management on 1 May 2026, with a phased renovation ahead of a full rebrand to Avani targeted for Q1 2027. Why the distinction matters
