This guide looks at the supply side specifically — where new construction is concentrated, a few named projects moving through it, and what the pattern means for a buyer weighing a resale plot against something new.

How much new villa and residential development is actually happening on Koh Phangan right now, and where? As of Q1 2026 the island had 41 active residential projects comprising 438 units worth roughly ฿7.94 billion, after adding more than 100 new units a year in both 2024 and 2025. The pipeline by segment
- Holiday villas dominate — 26 projects, 294 units, ฿6.83 billion combined value: the large majority of new supply on the island.
- Condominiums remain a small, tightly constrained segment — just 4 projects and 66 units, worth ฿380 million.
- Housing estates — 11 projects, 78 units, ฿730 million.
- Supply growth — around 231 new vacation homes were added across 2024–2025, with 131 of those launched in 2025 alone.
Where the new supply is concentrated

Named projects moving through the pipeline
A few examples currently marketed by island agencies illustrate the scale of what's actually being built — small, boutique developments rather than mass housing:
- 7 Palms (Chaloklum) — a 48-unit boutique development delivered in two phases: phase 1 (24 units) around September 2025, phase 2 (24 units) targeted for March 2026.
- Sunset Paradise (Sri Thanu) — 8 villas on a 1,600 m² plot, construction started May 2024 with completion targeted around August 2025.
- Terra Village — 1–3 bedroom pool villas (roughly 200–280 m² built-up on 315–718 m² plots), targeted for completion in Q4 2026.
- Samma Villas (near Hin Kong) — targeted for completion in Q1 2026.

What it signals for buyers
Larger, listed Thai developers — Supalai and Ornsirin Holding among them — entering the market in 2026 signals Koh Phangan moving from one-off, owner-built villas toward a more developer-driven pipeline. But the total footprint is still small: 438 units island-wide is a market of dozens of boutique projects, not mass-market supply, so a name entering the market is not yet a guarantee of scale or standardised quality.
Villas dominating over condos in the pipeline reflects land economics and the 2025 environmental zoning as much as demand — condominium projects need land and permitting that survive the island's building-zone rules, which constrains where and how large a condo project can be.
