"When should I come to look?" is a fair question with a useful twist: the season you view in changes what you see. Phangan's weather is not just comfort — it is information about the land.
The two seasons
Broadly, the dry season runs December to April, and the wetter months cluster around the north-east monsoon — heaviest roughly October to November, with the east coast catching the most rain. Conditions vary year to year, but the pattern holds.
Why viewing in the rain is underrated
A plot photographed in March looks its best. The same plot in heavy rain shows you the things that matter for building: where water pools, whether access floods, how the slope drains. If you can only visit in the dry season, ask specifically how the plot and its road behave in the wet — it is a due diligence question, not small talk.
Timing the purchase
High season brings more buyers and more competition for the best plots; quieter months can mean more time with sellers. But the right plot rarely waits for a season, and our due diligence runs the same all year. Do not time the market at the cost of the plot.
