Sea view or beachfront on Koh Phangan: what the premium really buys

Beachfront commands the island's strongest demand — and its strictest rules. A sea view often wins on value and privacy. What each one actually gets you on Phangan.

On an island, two words drive demand more than any other: beachfront and sea view. They sound similar and they price very differently. Here is what each one actually buys — and what it costs you beyond the price.

Beachfront — access and scarcity

Direct access to the sand is the island's scarcest asset, and it carries the strongest, most resilient rental demand. That scarcity is exactly why beachfront commands a premium.

What to weigh:

  • Coastal rules are strictest at the water. Setbacks and building limits are tightest on the shoreline — see our guide to building zones.
  • Maintenance and erosion — salt, storms and shifting sand are a real, ongoing cost.
  • Less privacy — the beach is public, and footfall comes with the location.

Sea view — elevation, privacy, value

A sea view from a slope often delivers more for the money: elevation, breeze, privacy, and frequently a wider panorama than you get at sea level.

What to weigh:

  • Protect the view. The key question is whether anything can be built between you and the water — confirm the plots below, and the zoning, before you fall for the panorama.
  • Access and slope — hillside plots need good road access and a sensible build platform.
  • Resale — a protected, elevated view holds demand well, without the beachfront maintenance bill.

How to choose

Want rental performance and direct sand, and ready for stricter rules and upkeep? Beachfront. Want privacy, a panorama and better value per rai? Sea view — with the sightline checked. Browse both on the listings map, or by area in the district guides. Whichever you choose, we verify the zoning, access and — for a view — what can be built in front of it before you commit.

Key points

  • Beachfront is the island's scarcest asset and strongest rental demand — at a premium, with the strictest coastal rules and real upkeep.
  • A sea view from elevation often wins on privacy, panorama and value per rai.
  • For any sea view, confirm nothing can be built between you and the water — the sightline is the whole asset.
  • Beachfront carries salt, erosion and maintenance costs a hillside plot does not.
