Off-plan or resale on Koh Phangan: which path fits you

Buy into a new development before it is built, or a finished property you can see today? The trade-offs — entry, payment, risk, choice — laid out for a Phangan buyer.

Two very different ways to buy on Phangan: off-plan, where you commit to a unit in a development that is not finished yet, and resale, where you buy a plot or villa that already exists. Neither is better — they suit different buyers.

What off-plan gives you

  • Lower, staged entry — you pay across the build, not all at once.
  • First pick of units, layouts and views before the project sells out.
  • A new build — modern spec, often with developer warranties.

The cost is uncertainty: you are trusting the developer to deliver on time, to spec, and to keep the project funded. Our guide to buying off-plan covers the checks that matter, and you can browse current developments.

What resale gives you

  • You see exactly what you buy — the actual plot, the actual house, the actual view.
  • No construction risk and no waiting — use it or rent it immediately.
  • A track record — existing utilities, neighbours, and how the area has really developed.

The trade-off is that you take the property as it is, and the best resale plots move quickly. Browse current listings.

How to choose

  • Choose off-plan if you want a lower staged entry and modern spec, and you are comfortable waiting and vetting a developer.
  • Choose resale if you want certainty and immediate use — buying exactly what you have stood on.

Either way the due diligence is the same discipline — title, zoning, access — applied to a plot or to a contract. We run the same checks on both.

Key points

  • Off-plan: lower staged entry, unit choice and new-build spec — in exchange for construction and developer risk.
  • Resale: certainty and immediate use — you buy exactly what you can stand on, but the best plots move fast.
  • Developer vetting is the extra layer off-plan adds; resale needs the same title, zoning and access checks.
  • Both paths get the same documented due diligence before you sign.
