Land price benchmarks 2026: Thong Sala vs Sri Thanu vs Haad Yao, per square metre and per rai

Sampling live asking-price listings across Koh Phangan's three most-referenced districts shows a clear spread: Thong Sala's flat, in-town land is the island's cheapest per square metre; Sri Thanu splits into an affordable inland tier and an increasingly scarce sea-view tier; and Haad Yao's small prime sea-view plots carry the strongest per-square-metre premium on the island.

How do Thong Sala, Sri Thanu and Haad Yao actually compare on price today, beyond the general 'land here is expensive' impression? Sampling current asking-price listings across the three districts in August 2026 shows real, consistent gaps by location and plot size — though these are asking prices from live listings, not closed-sale or government valuation data, so treat the ranges below as an orientation benchmark rather than an appraisal. For the island-wide context — a 2026 average land price of roughly ฿20.27 million and western-coast land up 2–4× since early 2022 — see Koh Phangan property market in 2026.

Thong Sala — the island hub, cheapest flat land

  • Flat, road-accessible freehold plots in and around town sampled at roughly ฿6,200–6,500/m² (around ฿9.9–10.4 million per rai) — the lowest freehold rate of the three districts.
  • Sea-view plots near the Haad Khom side of town trend higher, toward ฿6,900–11,000/m² (roughly ฿11–17.6 million per rai).
  • Thong Sala's advantage isn't the view — it's liquidity, ferry-port access and year-round rental demand. See Buying in Thong Sala.

Sri Thanu — wellness belt, a two-tier market

  • Inland and jungle-view plots sampled at roughly ฿4,250–7,900/m² (around ฿6.8–12.6 million per rai) — still Koh Phangan's most internationally recognised long-stay community, at a meaningful discount to sea view.
  • Sea-view plots trend toward ฿6,250–8,750/m², and genuine beachfront parcels with existing structures were seen listed well above ฿30,000/m² — a figure that reflects the building on the land, not raw land value, and shouldn't be read as a land benchmark.
  • See Buying in Sri Thanu for who the district suits.

Haad Yao — the island's top price tier for sea view

  • Small, prime sea-view plots (roughly 500–1,000 m²) sampled at the island's strongest premium: ฿7,100–11,000/m² (around ฿11.4–17.6 million per rai).
  • Larger, more interior parcels (3,000 m²+) discount sharply to roughly ฿2,800–3,400/m² — a reminder that plot size drives price per square metre almost as much as location does.
  • This matches the district's existing profile as the northwest coast's premier sunset corridor. See Buying in Haad Yao and Haad Salad.

What the comparison actually shows

  • Thong Sala wins on entry price and liquidity, not on view or land appreciation potential.
  • Sri Thanu rewards buyers who don't need sea view — the inland community tier remains meaningfully cheaper than its coastal edge.
  • Haad Yao commands the clearest sea-view premium of the three, concentrated in smaller plots close to the water.
  • Plot size matters as much as district — bulk, interior parcels in every district sampled at a fraction of the per-square-metre rate of small, view-facing plots.

A per-square-metre number is only a starting point. Before comparing two plots, confirm both carry the same title class — a chanote and an Nor Sor 3 Gor plot at the same headline price are not the same asset — and check what the 2025 zoning actually permits on each. See Chanote vs Nor Sor 3 Gor and Building zones on Koh Phangan.

Key points

  • Thong Sala flat, in-town freehold land sampled cheapest of the three districts at roughly ฿6,200–6,500/m² (~฿9.9–10.4M/rai).
  • Sri Thanu splits into an inland tier at roughly ฿4,250–7,900/m² and a smaller, pricier sea-view tier at ฿6,250–8,750/m².
  • Haad Yao's small prime sea-view plots carry the island's strongest per-m² premium sampled, at roughly ฿7,100–11,000/m² (~฿11.4–17.6M/rai).
  • Larger, more interior parcels discount to roughly ฿2,800–3,400/m² regardless of district — plot size moves the per-m² rate as much as location.
  • These are asking-price listing samples from August 2026, not closed sales or government valuations — verify with a local agent and check title class before comparing two plots directly.
