Buying in Khao Khao Haeng: inland hilltop views above Ban Tai
Khao Khao Haeng is an elevated hill district in the interior of Ban Tai sub-district, known for panoramic island-and-sea views and as the site of Wat Khao Tham, Koh Phangan's long-running Vipassana meditation centre. It suits view-driven buyers and wellness-oriented builders willing to work with slope and a drive to the coast, on land that stays cheaper than beachfront but comes with steeper access and the island's strictest hillside building rules.

Khao Khao Haeng — "khao" means hill or mountain — is an elevated interior district within Ban Tai sub-district, on the south-central side of Koh Phangan. The appeal is straightforward: altitude. Plots here climb high enough to open panoramic views across the island's jungle canopy and out to sea, in a cooler, quieter setting than any beach road. The trade-off is equally straightforward — steeper terrain, steeper access, and a drive to reach the nearest coastline.
Location and access
- Sub-district: part of Ban Tai, on the south-central interior of the island — not a coastal district.
- Landmark: home to Wat Khao Tham (also known as the Khao Tham Insight Meditation Center), a Buddhist forest monastery running monthly ten-day Vipassana retreats since 1988 — a well-established fixture that anchors the area's quiet, contemplative reputation.
- Distance to the coast: a drive is required to reach the nearest beach in Ban Tai or Ban Khai to the south, or Thong Sala to the west; exact minutes vary by plot, since access roads climb the hill from several directions.
- Road quality: main routes into the hills are paved; the final approach to individual hilltop plots is frequently a steep concrete or dirt track, and grading a driveway on steep ground is a real construction cost to budget for.
Community and lifestyle
There is no village centre or beach-town buzz here — the resident population is thin, and the defining institution is the meditation centre rather than any bar or market street. Buyers are not looking for footfall; they are looking for a private hilltop, a view, and quiet. The retreat's decades-long presence has given the area a mild wellness-and-contemplative identity, distinct from Sri Thanu's more commercial yoga-and-cafe scene (see Buying in Sri Thanu).
Property market
Public data specific to Khao Khao Haeng is thin — this is a small, lightly-transacted interior market, not a benchmarked beach strip. As a rough guide, island-wide pricing for hillside land without direct sea frontage tends toward the lower end of the market, roughly 1.5–3 M THB per rai for plots without a confirmed unobstructed view corridor; plots that can prove a genuine panoramic outlook toward Koh Samui or the south coast trade closer to island hillside sea-view benchmarks of 6–10 M THB per rai and above. Because few plots here have a permanently clean view — neighbouring tree growth and future construction can block one — buyers should check whether the outlook is realistically durable before paying a view premium; see the due diligence checklist.
Zoning and building rules (May 2025)
Elevated interior land of this kind falls within the hillside tiers — Zone 3(1) or 3(2) — of the island's May 2025 environmental regulation, generally triggered above roughly 80 m elevation. These are the strictest rules on the island: maximum building height 6 m including roof; one single-family dwelling per parcel; a minimum 50% of the plot kept as green space; natural-coloured roofing; no further subdivision of land. Slopes steeper than 35% require special environmental consent before grading or removing large trees, and new multi-unit resort-style development is barred outright on hillside land. Confirm the exact zone and gradient for any specific plot with a Thai lawyer before committing — see Island eco-zoning 2025 for the full framework.
Rental outlook
This is not a short-term-rental location in the conventional sense — there is no beach to market against, and STR demand biases heavily toward coastal walkability. Island-wide, median annual Airbnb revenue runs around 706,000 THB at roughly 68% occupancy (Airbtics, early 2026), but that figure is driven by coastal and near-coastal stock. A hilltop villa here instead competes on privacy, silence, and view — workable for a small wellness retreat or a long-stay rental aimed at guests who specifically want distance from the tourist coast, but not a volume play.
Who suits Khao Khao Haeng
- View-first buyers willing to trade beach proximity for altitude and outlook.
- Wellness and retreat-adjacent builders who benefit from the area's established meditation-centre identity and quiet, and aren't chasing footfall.
- Self-builders comfortable with slope — expect real earthworks and access-road costs on top of the land price.
- Long-term residents who want privacy and don't need to walk to a beach or a market.
Buyers who want the same quiet, inland character on flatter, cheaper, more accessible land should compare Madeau Wan or Ban Nai Suan; those who want hillside views with beach access nearby should look at Mae Haad or Haad Yao / Haad Salad.
Key points
- Khao Khao Haeng is an elevated interior district in Ban Tai sub-district, best known as the site of Wat Khao Tham, Koh Phangan's long-running Vipassana meditation centre operating since 1988.
- The draw is altitude and panoramic views, not beach access — a drive is required to reach any coastline, and the final approach to hilltop plots is often a steep concrete or dirt track.
- This is a thin, lightly-documented land market; treat published price ranges (roughly 1.5–3 M THB/rai without a confirmed view, higher for genuine panoramic plots) as indicative and verify the view's durability before paying a premium for it.
- As hillside land, most plots fall under the strictest May 2025 zoning tier: 6 m height cap, 50% green space minimum, one dwelling per parcel, no subdivision, and special consent required above 35% slope.
- Not a conventional short-term-rental play — the appeal is privacy and quiet for a wellness-adjacent build or a long-term private home, not volume beach tourism.
